Landlords

What is Rent to Rent?

Rent to Rent is a property strategy where Urban Brix leases a property from a landlord, guarantees them a fixed monthly income, and then rents the property out to carefully selected tenants. We handle everything from maintenance to tenant management.

How do landlords benefit from Rent to Rent?

Landlords receive guaranteed rent every month, regardless of occupancy, with no voids or management stress. We also maintain the property to a high standard throughout the agreement.

Do you charge fees?

No hidden fees, no nasty surprises. Everything’s upfront, fair, and simple. Like it should be.

How long are your Rent to Rent contracts?

Typically between 2-5 years, depending on the property and agreement terms. We’re flexible and tailor our contracts to suit the needs of each landlord.

Is Rent to Rent legal?

Yes, when done properly with the correct contracts and permissions in place, Rent to Rent is a fully legal and widely used strategy. At Urban Brix, we ensure compliance with all relevant laws, including HMO licensing, planning permission (where applicable), and landlord consent.

Will my mortgage lender allow Rent to Rent?

Not all mortgage lenders permit Rent to Rent arrangements. However, we work with you to review your mortgage terms and can recommend specialist brokers if needed.

Do you take care of utility bills, broadband and council tax?

Yes, under our Rent to Rent agreements, Urban Brix takes full responsibility for all running costs, including utilities, council tax and general maintenance.

What type of properties do you look for?

We typically seek 2-5+ bedroom properties in good condition or with minor cosmetic needs. Properties located near to hospitals or transport links are ideal, but we’re open to discussion, please contact us.

Do you manage tenant disputes or complaints?

Yes, Urban Brix acts as the primary point of contact for all tenant related matters. You remain completely hands off.

Can I still inspect my property?

Of course. We’re happy to schedule periodic inspections with you or your appointed agent. Transparency is key to our partnerships.

Investors

What is your Buy to Sell Strategy?

We purchase undervalued or tired properties, refurbish them to a high standard, and then resell them at a profit. This strategy benefits our investors with strong returns and improves housing stock in the areas we work.

Do you work with investors?

Yes! We regularly collaborate with private investors looking for hands off opportunities with strong ROI. If you’re interested in investing with Urban Brix, reach out to us to discuss your goals.

How do you determine whether a property is a good deal?

We assess properties based on purchase price vs. end value (GDV – Gross Development Value), renovation cost, local demand, comparable sales, and multiple exit strategies. We only proceed when the numbers make strong financial sense.

Who manages the refurbishment?

Urban Brix manages the entire refurbishment process using our trusted network of tradespeople and contractors. You receive regular updates, progress photos, and budget tracking throughout the project.

Can I sell my property to Urban Brix?

Absolutely. If you’re looking for a quick, hassle free sale, we can make you a fair offer and handle the process efficiently.

How do you find properties to buy?

We use a mix of strategies, including estate agent relationships, direct to vendor marketing, auctions, and our professional network to find below market value or underperforming properties.

What kind of properties do you buy?

We purchase residential properties that require refurbishment or offer value add potential, including houses, flats and mixed use buildings. Condition and location are more important than type.

How long does the Buy to Sell process take?

A full cycle typically takes 3-6 months, depending on the property condition, renovation scope, and the sales market. We provide clear timelines at the start of each project.

Can I invest without managing the refurb or sale?

Yes! We offer fully managed investment opportunities where we handle everything from sourcing and refurbishing the property to marketing and resale.

What happens if the property doesn’t sell?

In the unlikely event that the property doesn’t sell, we always have a Plan B. This could include renting the property or refinancing it. We assess the market risks carefully before purchase and have the exit strategies in place.

Tenants

Do you require references or deposits?

Yes, we conduct affordability and reference checks to ensure suitability. A security deposit is also required in line with government regulations, and we are part of a deposit protection scheme.

How quickly can I move in after applying?

If everything is in order – references, deposit, and documents – you could move in within a few days. We aim to make the process as quick and smooth as possible.

How much is the deposit and is it protected?

The deposit is typically equivalent to 5 weeks’ rent and is protected in a government approved tenancy deposit scheme within 30 days of receiving your deposit, in compliance with UK law.

What if I have an issue during my tenancy?

We offer responsive property management. Simply contact us via email and / or phone, and we’ll aim to resolve your issue as quickly as possible.

What documents will I need to rent a property?

We require I.D, proof of income/employment, references, and in some cases, a guarantor. We’ll give you a checklist during the application process.

What is a guarantor, and when is one needed?

A guarantor is someone who agrees to cover your rent if you’re unbale to pay. They’re typically required if you’re a student, self-employed, or have limited credit history.

Do you accept housing benefit or Universal Credit tenants?

This depends on the property and landlord preferences. Please contact us about specific properties, and we’ll advise you accordingly.

What’s included in the rent?

For our all-inclusive rooms or HMO’s, rent typically covers bills (electricity*, gas* and water rates) Wi-Fi, and maintenance.

How do I report a maintenance issue?

Can I extend my tenancy or move to another Urban Brix property?

Yes! We aim to build long term relationships with our tenants. If you want to renew or transfer to another property, we’ll do our best to accommodate.
